Scott performed a drive by appraisal ordered by our bank. There were several inaccuracies. His appraisal came in drastically low. He was made aware of the inaccuracies. Our home is 3 full bath not 2.5 as he listed. The square footage he listed was less then our original appraisal when we bought our home and what the builder confirmed. We have a large 14×16 shed that he made No note of and No appreciation for. After being made aware of inaccuracies, he still felt his original appraisal was good to stand. No alternations needed. Having a full bath vs. half bath apparently adds No value, nor a oversized shed. Scott's appraisal was $45k below Zillow Zestimate, as well as below Redfin estimate.
We made several improvements to our property that he did not take account for. Even if we did No improvements, his appraisal is still way below what it should have been. If we listed our home for his appraised value, we would have a line down the road. The comps he used were much older and most only 2.5 baths. Not to mention, after completing the appraisal dispute it took Scott over a month to say that he felt No changes were needed.
It seems as though Scott didn't want to put in the extra work and reevaluate. I would definitely not recommend him or his company.
